Our Building Process

Our team will work closely with you from start to finish to ensure that you are aware of every step in the planning and construction of your new home. We have put together a step-by-step journey to help you understand how the process works.


Stage 1 - Sales 

Choose your floorplan, facade and inclusions

There are many factors to consider before choosing your home design as it depends on whether you already have land or wish to purchase a home + land package. Either way our home sales consultant will walk you through our designs and discuss the options with you to help you make your decision.

We have a diverse range of façade options that suit most styles and environments and we can customise them for no additional charge. Our team will be happy to help make the right decision for your new home.

Choose your inclusion package

Any Candor Homes design includes all the necessary features you need to move into a completed home. You do not need to pay extra for anything that is a necessary feature such as flooring, window coverings and a driveway. However we understand that you may want to add personal touches to your home to suit your style or lifestyle needs, so we have created a series of home inclusion packages to give you more control over how your home will look, feel and function. Our home sales consultant will go through those options with you and help you choose a package that fits into your needs, budget and individual tastes.

Site inspection and tender creation

After an inspection of your site, our team will create an initial tender outlining the itemised costs of your build. This is a great opportunity to discuss all the inclusions in your build and ask any questions you may have.

Acceptance of tender and payment of deposit

This is the part you get excited about! Accepting the tender and making a preliminary payment will get the ball rolling on drafting your construction plans and contract.

 

Stage 2 - Pre-Construction 

Testing and construction plans

After our team conducts contour and soil tests on your site, we will draft your construction plans to present to you at your home studio appointment.

Home Studio Selections appointment and contract signing

This is the part where you get to choose all the features of your home such as colours, styles and products as well as designing your kitchen. You’ll be able to work closely with our interior designer to create the home of your dreams.

During your home studio selections appointment we will also review your construction plans and add any chosen upgrades to your quote so our documentation can be created for CDC or DA approval and contracts.

CDC or DA Approval

Our team will organise the necessary certification including engineering, BAL and BASIX needed for a CDC or DA and submit the documentation for approval. At this stage will also obtain driveway and water approvals.

Approval to commence construction

Once your approvals have come through, you will need to sign your final contract and pay a build deposit so we can order materials and book trades. You will then meet your site supervisor who will stay in touch with you throughout the build to ensure you know what’s happening.

 

Stage 3 - Construction

Slab preparation

We will prepare the foundation of your new home including excavation and pipework, then pour the concrete slab ready for the frame to go up.

Frame construction

This is the first step in your new home taking shape. The frame will be constructed from timber and windows and doors will then be installed.

External cladding and roofing stage

Our team will get your home ready for ‘lock up’ stage by installing the exterior works such as cladding and bricks and roofing. We’ll also plan out the electrical and plumbing fittings and our team will give you the opportunity to walk through the home and determine the best points for lighting and electrical outlets.

Internal fit out

We will then add plasterboard, architraves and skirting to your walls, build your kitchen and bathrooms, complete joinery and install internal doors.

Practical completion

At this stage we will complete all the final touches to make your house a home, such as painting, tiling, and flooring, window coverings, plumbing and electrical installs, showers, mirrors and exterior features such as driveway and any landscaping that you have included in your selections.

Official handover

It’s time to move into your new home! We will organise to meet with you onsite to walk you through your completed home and hand over your keys and all the new home documentation.

 

Stage 4 - Post-construction 

We will contact you for a 90 day maintenance inspection to ensure everything is working as it should, and continue to offer support over the 7 year warranty period.
