During this meeting, we aim to explore your ideas and goals for the project. This service is provided at no cost. We’ll also consider local council regulations and overlays, which can vary from block to block and may influence your planning or design options.
Your design group at work.
During this phase, a wealth of information is gathered to ensure all elements are aligned. Each component influences the others. For example, the site’s elevation can determine how high your build can go in relation to the boundary, affecting the overall design. Additionally, how your neighbours have developed their properties may impact your design due to privacy regulations.
Factors like soil type, flood zones, bushfire ratings, orientation, existing drains, trees, cultural heritage land, retaining walls, and more can all influence the final design.
Final agreed design / planning application.
Once a suitable design has been developed in collaboration with your Candor Homes Consultant, the concept drawings will be drawn up and priced for your review. It’s crucial to develop a plan that fits your budget before submitting it to the council for approval.
Planning approval.
Once planning approval is granted, there are typically several requirements and a list of fees or infrastructure charges that you'll need to cover. Upon your acceptance of these, we move forward with finalising the home design and calculating the total investment required. Afterward, we will prepare the building contracts.
Certain aspects, like soil tests and site levels, may be credited from the planning process, as this information will already have been gathered.
Final working drawings / building contracts signed.
Once the Council has issued your planning permit, along with any minor dispensations they require, you’re ready to move forward with your final working drawings and contract documents.
After signing the building contract and paying your deposit, the Candor Homes team will submit the application for your building permit. Any additional requests from the Council for information or clarification will be handled by us, involving you only when necessary.
Building permit approved.
Once the building permit is approved and your finance is confirmed, we will coordinate with suppliers, subcontractors, and process orders. We will also finalise and confirm the construction start date.
Knock it down.
