3. Preliminary Planning
Planning before commitment.
Before moving into construction, we invest time in understanding every detail of your project. The more we know upfront, the more certainty we can provide throughout your build.
Depending on your project, this stage may involve either a Tender or a Preliminary Agreement. Both are designed to provide clarity before construction begins, but they're suited to different types of projects.
Tender.
A Tender is generally suited to standard home designs with little or no modifications and straightforward site conditions.
With fewer unknowns, we can prepare a detailed price based on your selected home and site. Where certain items can't yet be confirmed, estimated allowances may be included. This provides a clear understanding of your investment while allowing the project to move forward efficiently.
Preliminary Agreement.
A Preliminary Agreement is recommended for custom homes, modified designs or sites that require further investigation.
This stage allows us to complete the necessary design work, engineering, site investigations and estimating before preparing your building contract. By resolving the unknowns early, we're able to minimise estimated allowances and lock in more accurate pricing before you commit to construction.
Investing more time upfront helps identify potential challenges early, reduces the risk of unexpected costs and gives you greater confidence throughout the building journey.
No matter which pathway your project takes, we'll guide you through every step with clear communication, honest advice and complete transparency. 4. Contracts & Approvals
Preparing for construction.
Once your plans, selections and documentation are complete, we prepare your building contract and coordinate the approvals required to commence construction.
Our team manages the details and keeps you informed, ensuring you understand the next steps before work begins.
5. Build
Bringing your home to life.
With careful planning completed, construction begins.
Your home progresses through each key stage:
Slab → Frame → Lock-Up → Fixing → Fit-Out → Completion → Handover
Throughout construction, we maintain clear communication and provide updates so you always know where your home is up to.

6. Handover
